We can also advise or draft as necessary responses to Objections Recommendations and Comment reports issued by the Department of Community Affairs. If you have already been found Not In Compliance we can develop responses and negotiate a settlement with the Department on your behalf.

Evaluation and Appraisal Report (EAR)

Develop and draft the Evaluation and Appraisal Report for your local government. Or, provide EAR services “al carte”, such as holding public meetings, data collection, analysis, and drafting the document itself.

Environmental Protection

Develop and draft environmental protection goals, objectives and policies for comprehensive plan amendments that meet the State of Florida requirements for comprehensive planning. We can collect data, analyze the data or create individual goals, objectives, and policies or complete elements to meet your needs. We can also advise or draft as necessary responses to Objections Recommendations and Comment reports issued by the Department of Community Affairs. If you have already been found Not In Compliance we can development responses and negotiate a settlement with the Department on your behalf.

Developments of Regional Impact

We can serve as project manager to develop and draft applications for Developments of Regional Impact and Notices of Proposed Change to existing Developments of Regional Impact. Also, develop and draft Binding Letters of Determination, Modification, and Vested Rights for your submission. Additionally, we can also develop and draft Clearance Letters for your project.

Urban Sprawl Analysis

Provide urban sprawl and need analyses to support your comprehensive plan amendments. We can also prepare an analyses in response to an Objections, Recommendations, and Comments report or a Not In Compliance finding from the Department of Community Affairs.

Rural Land Stewardship Areas

We can serve as project manager to assemble a team to develop and create Rural Land Stewardship area comprehensive plan amendment, including necessary goals, objectives and policies for inclusion in the comprehensive plan. Or, become part of a team and draft and develop comprehensive plan goal, objectives and policies necessary to support the Rural Land Stewardship.

Optional Sector Plans

We can serve as project manager to assemble a team to develop and create an Optional Sector Plan comprehensive plan amendment, including necessary goal, objectives and policies for inclusion in the comprehensive plan. Or, become part of a team and draft and develop comprehensive plan goal, objectives and policies necessary to support the Sector Plan.

Concurrency Management System

Develop and draft comprehensive plan amendments regarding the concurrency management system that meet the State of Florida requirements for comprehensive planning.
